Refinance Rental Property - Don't Sell It

Think it's time to sell those rental houses, or that apartment building you own? You may reconsider once you see the advantages of refinancing over selling.

You own a rental property for years, and never see the "big pay-off." Is it time to cash in on your investment, now that you've paid down the mortgage, and values are up? Maybe not.

The Problem With Selling

Selling means you'll have to pay a large capital gains tax. This can be avoided if you reinvest through a 1031 exchange, but then the point is that you want your money, right? Also, a good rental gets more income as rents go up. Do you want to lose this inflation-indexed retirement plan? What's the alternative?

Refinancing Rental Property

Have you considered that if you refinance, you can get much of your gain out of the property, without paying a penny in taxes? Borrowing money is not a taxable event. You can take it and spend it however you want, and still keep your rentals.

Let's look at an example. Suppose you have owned a small apartment building for years. You bought it for $240,000, with a downpayment of $40,000, and mortgage payments of $1650 monthly on the balance. Now it is worth $400,000, you only owe $120,000, and your cash flow is around $800/month. How do you get at that equity?

A bank will probably loan you 70% of the value, or $280,000. After paying off the first mortgage, you are left with $160,000. With todays lower interest rates, your payment on the new mortgage will be about the same. At most you might lose $50/month in cash flow.

An even better scenario: Use $40,000 for high-return upgrades to the property, such as carports or laundry rooms, and then raise the rents. You could have $120,000 left over to spend any way you wantFeature Articles, AND have higher cash flow. Does that sound better than selling your retirement plan? Don't sell. Refinance that rental property!

Florida Mortgage Expert Shares Inside Tips

Will you be buying a new home in the near future? Are you planning to refinance your current mortgage? These tips can eliminate some big headaches, and save you thousands of dollars as well.

An Ounce of Prevention

Do you plan to purchase a home soon? Are you thinking of refinancing your mortgage? These tips could end up saving you thousands of dollars. You will probably spare yourself a few major headaches as well. You work hard for your money. Now is the time to make that extra effort to insure that you get the best home mortgage that you can!

Curb Your Spending

Nobody likes to hear this one, but there are a few big reasons to cut off all unnecessary spending in the months before applying for a new mortgage. Your credit score will have a significant impact on the mortgage that you qualify for. And almost any use of your credit cards will put your scores at risk. Higher balances relative to your high credit limit will reduce your score. Please don’t apply for new credit. Now is not the time to opening a new MasterCard or Visa. And new department store cards are virtual credit suicide. Do yourself a favor and wait until your new mortgage closes before opening your wallet.

Count Your Money

The last thing that you want to do before applying for a mortgage is to erode your savings. If you are buying a home you want to make sure that you have all of the money that you need for your down payment. Are you making less than a twenty percent down payment? Chances are that your mortgage will require private mortgage insurance (PMI). Did you know that every additional five percent you can put down will reduce your private mortgage insurance rate? The lower your PMI rate the lower your monthly cost. As home prices have increased in recent years monthly PMI payments have become more and more significant. Don’t be taken by surprise. In addition, many mortgage programs require that you have a certain amount of savings left after closing. Now is the time to hold on to your cash.

Getting a Gift? Get It Now

Are you getting a gift for your down payment? Consider getting it now. Most mortgage programs allow gifts. But many programs require that you document that a certain amount of money has been in your account for a minimum of sixty days. This is commonly referred to as a seasoned funds requirement. You don’t want to find out at the last minute that you are short of seasoned funds. Getting your gift funds at least sixty days in advance has the additional benefit of eliminating the need for a gift letter and other possible documentation from your gift donor. They too might appreciate your careful planning.

Check Your Credit

Now is the time to check your credit. Go through all three of your credit reports very carefully. Check every line. You need to check neutral items like high credit limits and account opening dates as well as derogatory items. Are there errors? You may need at least sixty days to fix them. The credit bureaus don’t always cooperate. Does the task of checking your credit reports seem intimidating? I suggest that that you hire a reputable credit repair company. Reputable credit repair companies should be very affordable and should never make you sign up for a pre-determined block of time. When it comes to your credit it pays to consult an expert.

Know the Facts

If you plan to get a mortgage in the next several months now is the time to call your friendly mortgage broker. You don’t want to be scrambling at the last minute to make sense of your closing costs or loan programs. Don’t be taken by surprise. Your mortgage broker should be happy to provide a detailed Good Faith Estimate and discuss your closing costs, interest rate and payment information with you. Ask about all of your options. Make sure that you have every detail. If you are not comfortable with your mortgage broker find another one that will give you the service that you deserve. Be Prepared

I have been a Florida mortgage broker since 1989. I am also licensed in Georgia, Massachusetts, and Virginia. I am always happy to speak to a potential customer about preparing for home financing. In my experience, almost without exceptionHealth Fitness Articles, borrowers that think ahead and make the extra effort end up saving a significant amount of money. Your mortgage may be the largest financial transaction on your life. Do the right thing for yourself. It’s your money!

Do I Need to Visualize to Manifest my Desires?

You've heard me talk in previous articles about Deliberate attraction. The Law of Attraction is a powerful force that is operating in every moment, including this moment right now. Knowing that we all offer a vibration (vibe) in every moment, and that The Law of Attraction matches that vibration and brings us more of the same vibration (whether wanted, or unwanted), it is important for us to understand the significance of becoming deliberate about what it is that we are vibrationally offering. The more we learn to apply The Law of Attraction to our lives and tap into this powerful force, the more deliberate we learn to become as attractors. This speeds up the manifestation of our desires. And that brings us to the topic of this article. Is visualization needed to manifest our desires?

Let's begin by reviewing the 3-step formula for Deliberate Attraction:

1) I identify my desire (being as clear as I can).
2) I raise my vibration (by giving my desire attention).
3) I allow (by reducing my resistance to receiving my desire).

Often, people will tell me they have already identified their desires and typically made a huge list of what those desires are. I am frequently asked, "Michael, how come the Law of Attraction didn't manifest my desire?" When I ask them where that list is right now, two answers I usually get are: "Oh I don't have it anymore." And, "It's tucked away somewhere."

It is important to remember that The Law of Attraction is a 3-step process and not a 1-step process. The Law of Attraction states, "Whatever I give my attention, energy and focus to, I'll attract more of it, whether wanted or unwanted." After we have determined our desires, we need to give attention to those desires. This is why most people who build a list, and then tuck it away, never see the desires on that list manifest.

I like to teach the deliberate use of The Law of Attraction through words because words are a common denominator that we all share. We speak, hum, sing, read, write, paint and process words in every moment of our day. All words carry a vibration for the person who says them or thinks them. There are, however, different ways to give attention to your desires. Some people like to use words, through writing, or talking with others about their desires. Other people like to visualize, or use art forms like making collages. It is true that all of these ways will give attention to your desires and help to raise your vibration. However, it is also true that not all of these methods or tools will feel good to everyone using them. So, how do YOU determine if a method is the right one for you to use? It's easy.

If it feels good, then use it. If it doesn't, then don't!
That's all there is to it. To insist that someone needs to visualize in order to manifest their desires, when visualizing is a frustrating endeavour for that person, is opposing the purpose of using the tool in the first place! While that person is visualizing, their frustration would be creating a negative vibration instead of increasing their positive vibration even higher. The same goes for any of the methods or tools I've suggested in practicing the Law of Attraction. Use them only if they feel good to you.

To summarize, ask yourself this question when checking to see if visualization or any other method or tool is right for you. Do I feel good as I am using this method or tool? Is this method or tool helping me to offer a positive vibration? If the answer is yes then be assured that it is an effective tool for you to keep on using as you continue to manifest your desires.

Raising Happy Diabetic Kids Part III Help Your Child Develop Self-Control

This is the third and final article in a series I wrote about raising happy diabetic kids. While Juvenile Diabetes makes this job tougher the information in these articles applies to raising any child. Diabetic children aren’t any different from other children. Their pancreas just doesn’t work. However, the emotional toll that diabetes takes on a child, even when blood glucose levels are under fairly good control, must be taken into account whenever we consider what is best for them. We can be very helpful in raising children who are emotionally strong and better able to avoid and overcome these stresses brought on by diabetes by making sure they are raised with a strong foundation of these three basic life skills. Self-Confidence, Self-Reliance, and Self-Control.

It All Starts With Discipline:
In order for our children to develop self-control it is our responsibility to teach them discipline. Discipline is the part of raising our children that causes us the most sleeplessness. It’s probably also the part that a lot of parents don’t think they get quite right. The thoughts of the “experts” have changed so much that the “old fashioned” discipline we were taught and what has become the so-called “permissive” new tradition are so far apart several things generally happen. We ignore what we were taught, or we ignore the new conventional wisdom, or we become confused and don’t carry out our responsibilities properly. I’m as guilty of this confusion from time to time as anybody else is. When you think about it discipline should have three goals.

It must pave the way for our children to acquire Self–Control or self–discipline.
It must be applied in such a way as to allow our children to also develop self-confidence and self-reliance.
Parents must be comfortable with implementing it and feel it works.

The old fashioned “thou shalt not” style discipline and the new permissive style lead to two completely different outcomes in children. With the old fashioned style we end up with children who don’t learn to make choices or decisions well for themselves. They find acceptance only if they “do as they are told” and it teaches them in turn to exert power and control over others. On the other hand with a permissive style of discipline our children have too many choices and never know where they really stand. This can lead to insecurity. (and low self-esteem) Our children get used to having their own way and they learn to negotiate and manipulate. We only step in when the behavior goes too far. It always goes to far, they’re kids.

How To Develop Self-Control:
By raising our children within a framework of proper discipline we encourage self-control in them. We aren’t going to be the boss forever. We are teaching our children to be responsible for themselves. There are three main components to Self-Control. They are habit (hanging up their coat when they come in or doing homework before watching TV), seeing the greater good (doing without something right now in order to get something better later), and the ability to make moral judgments (doing things just because it’s the right thing to do). We need to teach our children to think ahead about the consequences of their actions. They should also be taught to accept responsibility for what they do. They need to be taught to make proper rules and to stick to them.
Our kids need to learn to accept disappointment. And also to trust their own judgment. When children learn to see what needs to be done, stick with it until it is done, and not do it just because someone told them to or because they know it will make us happy, then we can pat ourselves on the back.

This is our goal in teaching our children good diabetes control. It will help them realize not only that they have to do it but that they should do it. We as parents of diabetic children have been entrusted with a very difficult and special task. By holding up our end of the responsibility for helping our children develop self-confidence, self-reliance, and self-control, we are preparing them to grow into adults that number one can and will take proper care of their health. And will in turn raise the next generation of happy kidsHealth Fitness Articles, our grandchildren.

Take Back Your Life 5

In parts 1-4 of this series of articles titled "Take Back Your Life", we discussed what could be considered the four wheels of the human wellness vehicle. We discussed the importance of proper cell function, the necessity of having and maintaining a balanced endocrine system, and the role of vitamins and minerals, including certain trace minerals as they relate to wellness, and the value of antioxidants. When considering how many wheels we want on our car for the next road trip, we agree that it would be counterproductive to have less than four. The same is true, figuratively speaking, with regard to the human body. We need four wheels or elements to continually move toward our destination of wellness. We would, most likely, also agree that family car would do well to have a spare wheel and tire in the back to be properly prepared for our next sojourn. Our bodies likewise need a fifth wheel or fifth element to help out on our journey to optimal health. That element is water.

Water is essential for life. Plant and animal cells are dependent on water to conduct their life processes. Water, next to air, is the most important thing we put into our bodies. Water is a natural solvent that carries to and removes waste products from the cells of our bodies. The quality of water we consume therefore is a very important aspect of our journey toward wellness. Water that is properly filtered and enhanced can reduce lactic acid levels, increase the blood’s ability to absorb oxygen, and contribute to longer life spans and a higher quality of life. Most people overlook or underemphasize this single most important element of their health program. There are only 3 things that our bodies use and need that contribute to our state of good health. Those things are the air we breathe, the food and food supplements we eat, and the water we drink. The cleaner, purer, and higher the quality of each of these that we get on a daily basis, the better for our health and well being. No matter what the specific health or fitness goal, we cannot achieve the maximum benefit for any health program without drinking the right kind of water in the proper amount. All experts agree, that next to the air we breathe, water is the most important thing we will ever put into our bodies. Medical researchers report that there is virtually no function or reaction in the body that can take place without the presence of water. Approximately 75% of our body weight is water and water makes up over 80% of our brain and 90% of our blood. Water is the truly the oil of the human machine. Since water is an integral part of every thing the body does, there is enough evidence to indicate that insufficient hydration of the body can , in itself, lead to or exacerbate specific health conditions and illnesses.

It is a mistake to assume that just because we expect it, that all water coming out of a potable tap is good for you or is as good as it can get. All drinkable water is not the same quality nor has all tap water been purged of dangerous contaminants. Almost the same things are true of bottled water. Just because it looks crystal clear doesn't mean that it is good water nor does it mean that it is good for you. Every thing from its container to the source and handling of bottled water must be considered suspect with regard to its quality. Tap water may contain trace to dangerous levels of nitrates, pesticides, heavy metals, radioactive compounds, pharmaceuticals, petrochemicals and parasites coming from its local municipal water supply. Bottled water may contain contaminants leached from its container or other toxins not removed during the production process. The toxins and free radicals in these waters are made significantly more toxic to us by the addition of chlorine. Chlorine is a powerful disinfectant used in virtually all public water supplies in this country. It is believed that individuals who drink and bath in chlorinated waters have a greater likelihood of getting cancer in their lifetimes. Contaminants in our drinking water, such as heavy metals, organics, nitrates, radioactive nuclides, trihalomethanes, etc., and free radicals like chlorine and chloramine, accelerate the aging process and can contribute to various diseases. The current thinking is that once contaminants have been removed, all water provides the body with the same benefits. Nothing could be further from the truth.

There are many benefits to be gained from drinking healthful water. Drinking adequate good water helps to body absorb and assimilate nutrients in the blood stream and internal organs. Proper hydration helps the body resist the formation of kidney stones, urinary infections, and constipation. Water also accelerates the excretion of toxins and wastes from the body. Sufficient clean water helps reduce the risk of developing certain cancers like colon, breast, bladder and kidney. Drinking water before meals helps with weight loss and weight control since it aids digestion and reduces cravings. Water lubricates joints and muscles, reduces inflammation, aids in the recovery of injuries and decreases the risk of certain types of physical injuries such as sprains and pulls. Water boosts mental performance. As little as 2% dehydration can lead to significant short term memory loss.

Water that contributes to wellness must be pure and enhanced. It must also contribute to a faster rate of hydration, contain negative ions, have higher solubility, contain specific beneficial trace elements like silica and be naturally antibacterial and antifungal, and should meet or exceed accepted water treatment standards. The way that nature enhances water - snow melting into a waterfall, gathering oxygen and negative ions as it rapidly plummets down the magnesium and silica rich mountainside, sliding over foliage that is filled with antioxidants, as it cascades into a pond below - is healthful water. Water like this, existing in the local environment of native populations contributes, it is believed, to life spans of well over 100 years. It is further thought that three factors contribute to this increased quality of life and longevity. The lower surface tension of the enhanced water, together with the elevated concentration of certain soluble minerals like silica and magnesium, along with the addition of naturally occurring reduced ions are believed to be the beneficial life prolonging elements of enhanced water.

Enhanced water increases hydration and assimilation rates, increases solubility, increases the stability of electrolytes, introduces specific and beneficial trace elements, and adds an antioxidant effect. In recent studies, enhanced water has been found to aid the body in fighting such conditions as arthritis, circulatory disorders, kidney disorders, and diabetes. Documented reports of similar effects on these and other health conditions responding to the benefits of enhanced water have demonstrated that improved health and performance can be gained from this kind of wellness intervention. Enhanced water's apparent ability, it is believed, to stabilize and balance electrolytes, resist the deposition of minerals, accelerate detoxification of waste byproducts and free radical production, may improve normal body functions to such an extent at the cellular level, that the aging process is slowed.

On average, 70% of the water we drink is consumed away from home. The best way to make sure that you have plenty of pure and enhanced water on hand to drink is to have your own personal water filtration and enhancement system with you at all times. This would make it convenient for you to get the benefit of the reduction of contaminants including offensive tastes, orders, chlorine, silt, sand and sediments, industrial volatile organic compounds, as well as the addition of enhanced water minerals which your body can use to its advantage. Fortunately there is a technology that is able to bring this service into reality for all of us today. Take advantage of it! And remember to move your body, eat well, supplement wisely, drink plenty of pure, enhanced waterFind Article, and Take Back Your Life!

If you want to take advantage of traffic from articles you write and submit, then the following few tips may help to make it easier and more effective for you.

How do I know that writing and submitting articles works?
I have placed a tracking link in one of my articles, and seen the hits from that link increasing as the article circulates.
I'm sure that the traffic will die off sometime, that's why I write and submit at least one new article every week.
If you want to take advantage of traffic from articles you write and submit, then the following few tips may help to make it easier and more effective for you.

5 Tips for writing & submitting articles...
1. Just go for it, don't be overly fussy, write an article, read it and check for spelling mistakes and then submit it. People get too wrapped up in spelling, grammar etc. and never get round to doing it.

2. Make sure you have a good title, which contains keywords for your article, but also write it to catch attention. Which would you read?

3. submit to as many authors and article sites as you can, so your article gets picked up and used by as many ezine writers, and web builders as possible. You can find a list of article sites to submit to at

4. Don't turn your article into an ad if you are promoting a product, make it informational and add the link to your site in the authors bio (or signature) which all article directories allow. It is also a requirement that anyone who uses articles from directories keeps your bio intact.

5. Stuck for ideas? My own personal ideas for articles come from what goes on around me. I spot something which sets me thinking, and I make some notes as the ideas flow. Later I fill out the notes with details, and follow on with any new ideas I get. Others write a review of a product, or servive
